Property Accountant (Work From Home)

Save job

A real estate organization based in USA is seeking a Property Accountant to join their offshore finance team. This role offers the chance to work from home, supporting a diverse portfolio of residential and commercial properties. You will play a crucial part in maintaining clean books and well-organised workpapers, ensuring financial accuracy and compliance across multiple entities.

What you'll do:

As a Property Accountant in this remote role based in the Philippines, you will be responsible for managing day-to-day accounting tasks across a portfolio of residential and commercial properties. Your daily activities will involve preparing journal entries and reconciliations using AppFolio software, compiling comprehensive financial reports for review by senior management, and ensuring all transactions are accurately recorded. You will also draft owner statements and reconcile intercompany balances while reviewing accounts payable coding to guarantee proper allocation. By monitoring cash balances and preparing shortfall calculations, you will help maintain liquidity across properties. Additionally, you will support audit processes by pulling relevant documentation promptly. Success in this role requires meticulous attention to detail, strong organisational skills, adherence to deadlines, and proactive communication within the finance team. Your contributions will directly impact the quality of financial data used by management to make informed decisions about property operations.

  • Prepare and post journal entries including accruals, prepaid amortisation, and recurring entries to ensure accurate financial records for each assigned property.
  • Conduct monthly bank reconciliations for operating, security deposit, and reserve accounts while diligently following up on outstanding items to maintain financial integrity.
  • Perform balance sheet account reconciliations covering cash, prepaids, security deposits, accrued liabilities, and loan balances to support comprehensive financial oversight.
  • Compile monthly financial reporting packages such as trial balance, income statement, and balance sheet schedules with detailed notes on significant variances for manager review.
  • Draft owner statements and supporting schedules that provide clear insights into property performance for internal review by the accounting manager.
  • Reconcile interproperty and intercompany balances by identifying mismatches and flagging them for further investigation to ensure accurate consolidation.
  • Review accounts payable coding so bills are correctly allocated to the appropriate property, general ledger account, and period for precise expense tracking.
  • Examine tenant ledgers, receivables ageing reports, security deposit accounting, and move-out settlements to support effective property operations.
  • Monitor property cash balances regularly and prepare shortfall calculations that facilitate timely funding processes across the portfolio.
  • Pull documentation efficiently to support audits, tax preparation activities, and lender requests while maintaining compliance with regulatory requirements.
  • Follow established Standard Operating Procedures closely while contributing ideas for improvement and keeping task trackers current for seamless workflow.

What you bring:

Your proven experience as a Property Accountant will be evident through your ability to manage complex portfolios using specialised software like AppFolio or similar platforms. You bring a thorough understanding of accrual-basis accounting practices along with advanced Excel capabilities that streamline reporting processes. Your background in property management or real estate equips you with industry-specific insights needed for multi-entity reconciliation tasks. You excel at documenting your work clearly in written English so it can be reviewed efficiently by managers or auditors. Working independently from home suits your self-directed nature; you consistently meet deadlines thanks to your dependable approach. Your keen eye for detail ensures every transaction is accurately recorded while your collaborative spirit enables you to share ideas that improve standard procedures. With reliable technology at your disposal and a quiet workspace set up for productivity, you are ready to contribute meaningfully from day one.

  • Bachelor’s degree in Accounting, Finance or a related field is required to demonstrate foundational knowledge of accounting principles.
  • At least two years of accounting experience with exposure to property management or real estate sectors is highly desirable for understanding industry-specific nuances.
  • Experience using property management accounting software such as AppFolio (preferred), Yardi or Buildium is essential for efficient workflow integration.
  • Solid grasp of bank reconciliations, journal entries and accrual-basis accounting ensures accurate record-keeping across multiple entities.
  • Advanced Excel skills enable you to build formula-driven schedules that are easy for others to follow and review during financial reporting cycles.
  • Excellent written English skills allow you to document your work clearly so it can be easily understood by colleagues during reviews or audits.
  • Self-directed approach combined with dependability when working remotely ensures tasks are completed accurately without constant supervision.
  • Strong attention to detail helps you identify discrepancies quickly while maintaining organised workpapers throughout month-end close processes.
  • Ability to follow Standard Operating Procedures while suggesting improvements supports continuous enhancement of team workflows.
  • Reliable computer setup with stable internet connection and a quiet workspace is necessary for uninterrupted productivity during remote work.
